RELOCATION PAYMENT AGREEMENT Taylor Place Apartments
4301 Columbia Pike, Arlington, VA 22204
The undersigned tenant(s) of Taylor Place Apartments residential unit No. _________ , 4301 Columbia Pike, Arlington, VA 22204, and the landlord thereof, agree to the following:
Landlord shall pay Resident the sum of $______________ in accordance with the Arlington County Guidelines of
Relocation Payment as follows:
Studio/Efficiency $750.00
1 Bedroom $900.00
2 Bedroom $1050.00
3 Bedroom $1200.00
Landlord’s obligation to pay Resident the amount above is subject to the following terms and conditions:
1. Relocation payments shall be offered to all tenants, with the exception of those on month-to-month leases and those
who had given notice to vacate prior to receiving the 120-day notice from UDR.
2. All tenants that signed Buy-out agreements and received payment less than the County Relocation guidelines shall
receive payment in the amount of the difference.
3. Payments shall be due and payable after Resident vacates the Premises and upon return of possession of the Premises
(including all keys and access devices) to Landlord, except where provided herein. One Half of the payment may be
received up-front upon request at the Taylor Place Management Office.
4. Except as expressly provided herein, Resident must fulfill all the terms of the Lease, including the payment of all
rents, utilities and charges accruing through the Termination Date. Resident must not be in default of the Lease.
However, UDR will not penalize and deny payment to Residents who have more than the allotted persons per unit.
5. Residents who owe rent, utilities, and/or late fees shall not receive the Relocation Payment until the debt is cleared;
or, the monies owed shall be deducted from the payment upon vacancy, and the Resident shall receive the difference.
No other sums or payments will be due or owing from Landlord to Resident regarding this Relocation of Taylor
Place Residents under this Agreement.
Waiver. Resident hereby releases and discharges UDR Texas Properties, LLC d/b/a Taylor Place and UDR, Inc.,
together with their respective current or former owners, partners, directors, officers, employees, agents, attorneys,
shareholders, affiliates, subsidiaries, predecessors, and from any and all manner of actions, suits, liens, losses, debts,
obligations, damages, claims, judgments, bonds, executions, and demands related to the early termination of
Resident’s lease and tenancy at the Premises.

When I moved to Taylor Place in 2007, the apartmentratings.com profile about Taylor Place (now The Whitmore)showed the complex as "recommended by 54%" Today, it is "recommended by 26%" We suspected that (well it was kinda obvious) that staff/employees of the company were blatantly posting raving reviews on apartmentratings.com So take that "recommended by" percentage with a grain of salt!

I'm glad this seems to have finally worked out. It feels like UDR was just finally worn down - and us too. The "end" feels so anticlimactic, but at least all of our goals were accomplished! Everyone can basically move out when they want, construction noise/mess is more under control, and even though he refused to do it at the beginning - RELOCATION PAYMENTS FOR EVERYONE! Yay! Good work committee and thanks to everyone who stood behind us!

But if I have paid the all rent for June, and wanted I leave early by 22, do they have to refund the rest of the rent?

Does this apply to those of us who signed a buy-out agreement and have already left? I moved out on 4-June, knowing nothing about this agreement. (I was busy moving on the 3rd and 4th.) At this point, I've even gotten my deposit back, so I'm not sure if I want anything else to do with UDR, but if it means a couple of hundred bucks....
JD - I would contact Taylor Place or stop by there if you have time. The new agreement does apply to those who signed a buy-out, as long as you were not month-to-month. I also signed a buy-out and moved before any of this was finalized and have to find time to get over there to make sure I get my correct payment.
Anonymous- I think they do have to refund your rent for those days, as long as they agreed that you could move out on the 22nd. I'm not totally sure though - is anyone else keeping an eye on this that might have an idea? I suggest you check with someone at BRAVO - their contact info should be listed on the blog.

Latest News about Taylor Place:
They are making you pay taxes on the relocation payments (even though it is considered REIMBURSEMENT, NOT income etc.) If you haven't already been contacted or told about this, currently, it still applies until (of even if) they decide to not make these payments taxable income. If you still live in the building be prepared to endure water outages and no air conditioning. Their excuse about the lack of air conditioning is that soo many people in the building use it on the really hot days. This is a lie since occupancy in the building has dropped to about 45% (maybe lower now). Electricity was out on two occasions for days at a time. Construction (I have witnessed this several times) starts before 7 am, and I have seen it continue until up to 8 pm. (even though Arlington county has told them not to do so). The construction manager for UDR (Lloyd) always has an excuse for everything, and keeps telling people who complain that he fired several workers for working too early (or too late). This is not true since he is pushing them to get more work done and get finished soon. Anyone who wants to rent from any UDR property ever again is nuts. They have proven at MANY of their other properties (not only Taylor Place)they do not give a crap about their residents, and will lie to you about most anything. Good luck to anyone foolish enough to rent from UDR ever again.

Not only did I get my full relocation payment but both checks actually cleared the bank too!

Maybe the tenants could have created a buddist temple or a monistary? Could they have shielded themselfs with that. It's a shame with the DC area, from a slum to 4 and 500,000 for a place.
I am happy that the tenants who stayed and fought got were successful in at least some capacity. It is a shame that a good community of residents was put through all of this. I was sorry I could not help, but as seen by the nightmare that was construction, I needed to get my child out of that situation for her health and my sanity. UDR is no better than the old NYC slumlords!

Residents of UDR's Highlands of Marin property in San Rafael CA are engaged in a similar battle for fair treatment in the face of planned renovations.
On May 29, 2008 residents received a notice from UDR proclaiming "exciting things...happening within the community." The next day residents of 2 of the 11 buildings received a 60 day notice requiring the vacating of their apartments.
